Good afternoon all,

I am getting ready to send out my first direct mail campaign. Yay! I'm targeting absentee owners in my area and I'm using Listsource.com. My question is, how far should I narrow down the search? I put in the zip codes, requested to only get the owners that have their mailing address and their property address on file and I selected out of state only. Is that it? Any tips would be greatly appreciated. I can't wait to get started!!

@wendell ...it was a great experience, but I was out bid by $15,000. I would love to find another one coming up soon. This was actually advertized in the newspaper.

The town is putting this particular house up for auction, for tax purposes. It is not the bank. Does this make a difference?

thank you guys! I know what is owed on it, and I know what the bidding is starting at. I will check tomorrow to see which bank is the primary lienholder. I have a few friends that work for the small savings and loan in town, if its that bank maybe I can find out if they plan on bidding. Thank you!!

I'm going to my first auction on a foreclosed home in my town.I've done some research, but does anyone have any tips for me? I've seen the house, it looks great, I have the bank check ready. Auction is starting at $68,000 and there are no other liens on the house. Anything else I should know??

@Geof, thank you for the advice. I absolutely agree with you, I also plan on buying and holding so I want to be comfortable in the market I am investing in.
@Ned. Yes! I am familiar with Dave Lindahl. I've looked over a few of the economic development plans in my surrounding towns. I will check out these websites you recommended. Thanks a bunch

Thank you so much for your input Raymond! I didn't realize CT was losing residents, I should really read the paper more. My goal is to find an area that has the potential to grow at a very fast pace. Guess I should start looking elsewhere. Thanks again Raymond
