The seller bought a second home and wants to start moving in a.s.a.p. Payment are current, no liens yet. she will not be able to make both payments, . seller is going to let the 1st home go in to foreclosure. there no equity and theres no lien on it yet.

should I wait for the seller to go in to NOD before I make an offer.
for a short sale

Can I start the process now?

how can I get leads on married couples that are getting divorce?

would I have to get it from the county records office?

I want to mail my letters out to them.

I think in the forum there should be a search engine.

For example:
Let say your in the credit repair section, you can type in "remove debt collection" and all the thread that irrelevant pops up.

I will diffidently check out getting a my loan back by FHA.

No we havent. I trying to be creative and find a seller that would be able to put up some money. my lender said all hes other deals were getting counter back at 5% down but I ll ask him about.

I found the website were you take a 8 hour class and then the hook u up with a lender that specialize in these program. so I am going go check it.

My friend and I want to buy a home. we are first time home buyer, and we had a lender run our credits and said we were good to go, and that he would be able to help us get 100% financing with first time home buyer programs.

Now my lender said there no more 100% financing(occupied loan) out there even with first time home buyer programs.

So we need a lender that can help us with first time home buyer program at 100% financing.
