Interview and do your due diligent on PM, brokers etc first. Good broker should be able to guide you in correct direction prior to you putting any offers in. PM will be an asset throughout and should be able to provide you with good knowledge as to where and where not to invest. If done properly you could use both a form of check & balances. Once you find an area you want to invest in a good suggestion would be to bring it to the forum for references i.e. PM, broker, inspector, handyman etc.

@Isaiah Suber Purchasing Short sale itself is similar to purchasing standard property with the exception of the process normally taking longer. The terms of the purchase will likely be different, typically sold "as is" and you will likely have to provide the CO instead of the seller.

Nothing wrong with do that in my eyes. The major concern you may run into is getting attached to it. Purchasing your property with the intentions of fixing it up for your self is different then purchasing with the intentions of living in and flipping. Chances are you bought your current residence because you liked it so come time to sell you need to be able and willing to sell and not second guess yourself about it being the right thing to do. Best advice I can give is do not be attached to the property you are investing in.

I am currently looking at property with VE as well. @Justin Joseph Do you mind sharing what you did in regards to inspecting the property they renovated for you? Did you hire a private home inspector to confirm the quality of work?

I have not run into a situation like this but it very possible that they just want to cash out on a property they inherited. By selling they get the money from the property (possibly pay off debt, book vacation, find another property in neighborhood more suitable to there needs, etc.) Leasing allows them to take a more relaxed approached (no rush to move, time to search for new location, less pressure). The situation may be one that does not come up to often but I do not see it a reason to be concerned. Just make sure you do your due diligence and that includes screening your tenants lol.
