@Racheal Carrillo That's good to know.. I like you to set some short term and long term goal. Put in writing.. Don't have to elaborate.. just simple.. 2 properties in a year and 10 properties 5 years and 1 or 2 flips a year etc., Try to work towards it by planning and taking actions..
Find a mentor or coach to work with you to push you and reach your goal... It's very important. Don't pay for it.. Find some one who can help you if you are really serious about it..

@Racheal Carrillo If I understand it right, you are trying to quit your day job and getting starting with RE. It's good thing.. But do you really need to quit your day job and lose your income to do so... I know many investors who does it other way around.. I also preach many investors not to leave their full time job if it's really providing great financial support.
You might say, I want to get out of Rate race. Come on, please get out of Robert Kiyosaki syndrome. We are not in 90's anymore.. Things have evolved and we have human-less cars in many towns. Let's think in current perspective. You can work anywhere now even in starbucks and multitask. Many of my investors who are building their portfolio being their job. You job provides security while you build your networth. Don't lose out on it.

@Axel Norvell Good job on listing the meet ups. I used to do two meet ups, one in Sugar land area and another one in 610 loop area. After few months, people just kinda stopped showing up even with variety so I ended up stop doing it. I still have meetup info in the meetup website. I am happy to get something going in 610 area if many interested.

I have the condo property listed by seller and also have buyer who wants to purchase with 30% down but cannot get conventional financing so looking for investors who wants to try out owner financing for 8-10%.
If you have 50K and like to get 8-10% return for 10-15 years, this would be great deal for you.

That's question which we all go through whether it's vacation rental or rental period. But vacation rental is different in a way that it's not going to used regularly and put in to test. I would think about the theme how you are going to decorate your STR and see whether it will be fit in it. If you are doing country style theme, white appliances won't work and the cabinets needs to go or painted.. Put in overall perspective and make decision accordingly.

@Ken Latchers It's ok to dredge up sometimes. I did it few months ago and learned by scouting for those old members and contacted them individually. It works by opening up cold cases to get answers.

@Sarah B. There is always some natural calamities every coast. Earth quakes in CA, Tsunami in Thai land, Hurricanes in Gulf coast. You cannot do business if you worried about it. Being said, that doesn't mean that you shouldn't negating it. Make sure you plan accordingly, have WPI certified place, get good flood insurance. Try to to get place close to the shore and not away from it. Yes, that's right.. I am talking common sense. From my research, close to shore is better in Galveston because it sloped downwards from the beach shore. So you won't flood as much the houses down the shore line. So do your research and make the right purchase and put protection on it.. You will be alright..

Amen to @Mark Sewell. I truly agree about sending offer to MLS properties if you it is the house you want to own it for rental or flip. Last year March, there was property listed for sale in Missouri city for $110k and I saw the house and like the potential if I get it for $90k. I just shoot up the offer the same day, cash offer. You know what they accepted it. Reason, the property is owned by sisters, got it from their died mom. They just want to get out quick and don't care about high price. Cash deal attracted them and closed in 2 weeks. So you will never know the seller situation until you try and make an offer... You might be surprised with the outcome.. Just thought I throw it out there.
