@Cora Gilmore We provide PnL, 1099MISC and 1099NECs.  Copies of all invoices are always available in their portal.   Sounds similar/same to Josh.

@Roy Mitle Since they've been there more than one year,  you need to give a 60 days notice of non-renewal.  Also, have you given them notice of exemption of AB1482 (Tenant Protection Act) assuming it applies.

@Timothy Altman House hacking and multi-units is a great way to get into bay area real estate.  I'll DM you two real estate agents.  Maybe one them will be the right fit to help you get started.

Don't be discouraged by the out of staters that don't understand the bay area. Buying real estate here is one of the best things I ever did and plan to do more of.

@Hyeonji Oh Either house hacking a SFR or buying a multifamily (4+ units typically) will allow you to get into the bay area market. That is the hardest step. Once you own here and a few years go buy, you'll feel incredibly blessed to have your own property both in terms of cash flow and appreciation.

There is a saying of owning real estate here:  "It's the bay area retirement plan".  Whether you stay here long term or move, you'll have good equity and options.

As an investor and property manager in bay area, just follow the rules and vet your tenants well.
Yes, the laws are increasingly skewed towards the tenants.  You just tighten your renting standards and follow the laws.

Know your specific/local laws well.  I won't manage SF or Berkeley properties.  1), they are out of my core management area.  2) I don't know those city laws well.
