I drove around of Tampa and Brandon area those few month to familiar with the areas. what are the major businesses of Tampa or surrounding area? Except tourists and retiring population related health care. I found some on Wikipedia but like to hear from local professionals.

Lutz is a sinkhole area and can see this from map also. Chris Krivanek, how often did you meet this situation on rehab?

Welcome Anthony to BP. I drive around to check communities on the weekends and hopefully I can locate my first investment deal soon.

I know what you want to express. Same situation and need to remind myself from time to time to relax and it will come one day. :-) Maybe I can't drive on Freeway is a hurdle.

The knowledge is so valuable. After I learned and got my RE license, I realized how bad the most landlords I had. The worst private home landlord is the one in Michigan: he is an part time agent and he and his wife walked into the renting home anytime without notice me. One day I was sleeping and he and another possible tenant walked into the living room. This landlord refused to give me the deposit the day I move out of Michigan and said he was busying so I told him I will drive to his office to pick up the check and his house wife suddenly show up with check. They are very satisfied for me staying there and he told me to keep electricity for extra few days until the new tenant moved in. The month I moved in and out electricity bills are > two times I paid regularly. I hope he is an billionaire already.:-)
When I was a graduate student with full scholarship, I can afford only security deposit and first month deposit. I couldn't afford to suddenly put over $1000 down because my cash incoming from the scholarship just a little over that amount. It close to summer break and lots graduate students can't find a summer job. At the same time there are lots places open for renting with motivations.

I am full time working and used only at night and weekends time to prepare FL agent license and got it within 4 months. Just around 1 hour every day is enough. Find one online training provider from your state training provider list and you control study by yourself. Get the license is not so hard but try to find a broker to meet your time and expectation needs patient. You are a landlord already and just go ahead to get your license and you will be a smart landlord and investor.

 I drove to a 'deal' home in a nice neighborhood and was told it has sinkhole and the ex-owner (nobody in the home) couldn't get insurance.

What is the future of this type of property?

Will the neighbors' house price drop?

Can an agent show this type of house to customers?
