this is exactly how i started and up until now. I have a day job and started buying property 3 years ago. I harassed my broker so much for showing on the weekend so he was like "why don't u go get a license, buy house for yourself and work for me?"

Study and getting the license will definitely give you the content of real estate but to get the context, the only way is doing the real thing. Also keep in mind that license and membership in the MLS are not cheap to maintain, so it will actually push you to go out and make some sale or it will cost you money

Residential mortgage lender won't allow llc. You can change the llc after you do the loan though. but you have to accept that due on clause risk. also your insurance agent might give you a hard time with llc as well

Commercial mortgage lenders love llc.

Welcome to BP! Financing is always the biggest factor in any investment. Make sure you work your credit up in the 750 level. Also the bank statement has to be super clean: no cash deposit, no large expense, etc. 

I keep a separate bank account for residential financing purpose and all i have in there is the money deposit from my day job. It will make life become easy.

most importantly - your debt to income ratio should be lower than 40%. This will make you the ideal borrower and bank will line up to give you loan.
