Interesting topic. I am very selective when it come to discussing Real Estate at work. If any of my co-workers show interests i am willing to talk about it and share with them. I actually acted as an agent and help a co-worker closed a deal. Most corporate people is about job security. They will stick to their 401k and not ready to try anything different yet.

I also do have a jealous co-worker report me doing RE business during working hours so..watch out!!!!

I'm close with my boss and want to talk him into Real Estate but he has absolutely  no interest so... He knows but as long as i get my job done. i think i am ok....finger crosses.

Here is some bonus picture that is not on the listing. I am having grief with this bathtub. Installing a vintage bathtub is not an easy thing to do...you have to redo the plumbing beneath and that is a nightmare. I don't think I or my contractor want to mess with it again.

The moment i put the yard down i have two showing already. they all sold on the tub..i hope it will pay off..

I just talk with my Contractor this morning, he hasn't have time to calculate the bill yet, but Sum up everything i think i will spend about $34000 Total for the house. that's everything including gas, lunch on weekend for the guys, etc.... That's 9000$ over what i estimated.

This is actually a 40 years old house. it's not so new. If i sell this for 125k i will i will get 10000$ out of it the most. I might just keep this as a rental.

They only thing i regret about school is that they do not teach you about money. I would be in a far more better state if i am exploded to the subject of money and understand the value behind it before i reached my twenty. 

So year,  I would make my kid jump into the subject of finance and money as soon as they are ready.

I hold the flip house in an LLC that has no asset. I just do regular fire and storm insurance and pay on every 3 month instead of a year plus vandalism coverage

Anybody have a better way to do this i would love to know as well!

ok..i'm in desperation mode right now. Anybody / contractors in Houston Texas Area know where to find the supply line for the classic claw-foot tub that i can buy either today or tomorrow?

I will simply compare the cost of repair/vs demo to see which one is cheaper and go with it. If it cost is the same i would keep it.

and yea, make sure it is safe.

So the house is supposed to be on the market today already. However, the vendor vintagetub.com backordered me on the supply line TWO time, 1st they told me it will be in last week. THIS MORNING, they told me it will be in NEXT week. 

Since the vintage tub will be the main selling point of the house. I can't list the house up with out the tub completed. Their mistake is costing me one week of holding cost and they refused to give me discount. The tub itself also arrived damaged and my contractor had to repair it since there is no time to ship back and get replacement. they will get a one star review on Google very soon

Lesson learned again unfortunately: cheap is not always the best, and you WILL get what you pay for. I should have gone with a local vintage tub vendor and pay 600$ extra and have showing today already.
