@Andres Jaramillo ,

we r looking to get it on the market in the next 2 weeks. Everything is almost finish but there is a back order on the vintage bath tub. unlucky me. The tub set back  the whole project for one week. I don't think i can do an open house with out a tub in the master bath.

@Jon Lafferty ,

I have a commercial credit line with a local bank. using my rentals as collateral. Let me know if you need reference

Here is the picture for today. Siding repair is done. cost me 800$ in material alone...

@Doug McLeod

You are right on the spot Doug. If i don't consider the 2nd option of owning this one as a rental, I wouldn't pull the trigger either. There is lot of risk when you rehab older house, never actually know that you will face until you start the work.

Nice weather today. i stopped by the property randomly to check on the crew and everybody were working hard. I'm feeling grateful!

This is one of the wow moment when you realize that you are providing work and income to support 4 families, transforming property, making positive impact on neighborhood, move in qualified tenants/buyers, making Houston a better place to live!

Hi @Nhi Nguyen,

Yea that's lot of work for 25k. I think i will go over my head again. I'm trying to save the deal by scoring some really good deal on material, plus a long term relationship with my contractors help out a lot. I will post the number once i have it ready. thanks for the feed back

almost the end of 2nd week. We have paint in. Floor is repaired and level. can't wait for the granite guy to come and finish up the kitchen.

The house is looking yellowish..it's arlite but I think i could have done a better job here with the paint.

I think i need to take some interior design or art class to improve on this segment.

new flooring

vintage tub will be installed in the middle

I will call this project the yellow house...
