Everyone should take heed to this advice. It's incredibly important! I need you all to follow it so I can continue to scoop up property in Detroit with insane cash flow metrics before you all realize what's going on and the numbers don't look so good in a couple years. :-)
Hi Travis :). you do know managing rentals in Detroit is not as easy as the subuirbs. A newbie could easily buy in Dearborn/Heights/Allenpark/Livonia, etc and these areas comes with proven gurantee returns.
I wish I could see my collegue professionals from Chrysler/Ford/GM moving to Detroit suburbs, then I will go for it :). Few issues to take into consideration investing in Detroit suburbs (1). D to C- School system (2). Policing not present in suburbs (3). Taxes: highest in Michigan at nearly 4% per year on investment homes, (4). Lack of Quality of Tenants... Let me know how much cashflow do you gain on a $800 rental unit. Vacancy rate , etc (5). Detroit has a homicide rate that is #2 to only St. Louis, but more challenging is theft at your construction site.

@Nicholas Brady. Depends on your goals. For examole, If your goals are to work 9-5pm in another office, then yes you will need at least a bachelors.
I studied my BSC and MSC in Electrical Engineering because I want to maintain my day job and use that income to invest on real estate. Yes I do invest in 401k max and rental units. I like what I do ,designing smart vehicles and the technology and I like to own assets too.

@Alexander Wright. I will recommend Detroit suburb as a newbie. There is so many things to consider buying in Detroit. Also am not against REI education, but. Spend 10% of your time on books and 90% applying the knowledge from your books. "The book on flipping houses, by J scott" or the " The book on rental property investing and managing rental properties by Brandon Turner" is what I will recommend . Set goals and focus on that specific goal for at least 1yr. Flipping or buy and hold. , etc Let me know if you have any questions.

I do not invest in Detroit. West side Mi - Grand Rapids/Kalamazoo are great places to buy
