Hi Thomas! I'm an Associate Broker at Barker Realty in Santa Fe. In addition to my own interest in real estate investing I'm working with a couple local investors. I can tell you right now that rentals are in very high demand since supply is low. The rental occupancy rate is very high. I've also filled some apartments for a client and when I post an apartment for lease I get dozens of emails within the first couple days. I live in Santa Fe and work as an agent for one of the local brokerages. My long-term plans are to be more of an investor and less of an agent so I'd be glad to help you out however I can. Feel free to shoot me some questions. There is definitely potential in Santa Fe (particularly with short-term rentals due to Santa Fe's tourist draw). Jacqueline, I'm a real estate broker in Santa Fe, NM. I'd be happy to provide you with comps, assuming your seller's land is near the properties listed in our MLS. Our MLS mostly covers the following counties - Santa Fe, Los Alamos, & Rio Arriba. However in the last 12 months we have also had land in our system from San Miguel, Taos, Colfax, and Mora Counties.
We see a lot of new land listed every week and a lot expire every week. Of the 295 plots of land that sold in the last 12 months the average days on market was 365 days.
If you provide me with a bit of info about your seller's land I'd be glad to search for some comps.
