We have tenants (a family) in a 3/2 SFH in a C class neighborhood that have been having serious issues with their neighbor. Their neighbor is threatening violence against them, and have gone as far as showing them guns, attempting to break into the home, etc. Police won't do anything because of the quality of the neighborhood (they basically said, defend yourselves, good luck). Fortunately we have another property in another closeby neighborhood that is vacant so we are offering to move the family in there (it's almost the same rent).

What should we do? Do we invest in a monitored alarm system for the property and pay for it ourselves? Do we build a privacy fence around the backyard? Is there any way to appeal to the police to get them to do their job? This is in Charlotte, North Carolina.

Post: City storm drain behind potential property. Avoid?

Hi. We are considering purchasing a 3/2 SFH for BRRR. Numbers are there but there is a City storm drain behind the property. There is a chain link fence along the property line blocking access but pretty easily climbable. Would this be an issue for tenants in a B+ Property?

Hi, we’re looking for some advice on how to deal with a tenant who is threatening to sue us over a mold issue in a rental home we own.

The issue first came up in October, whereupon our property manager immediately abated rent and arranged for mold testing to be done.  Although there was no elevated humidity or surface areas affected with mold, several of the air samples came back with very elevated levels.

Almost immediately upon receiving this notice we offered to let them break their lease without penalty. They refused. We later offered to put them up in a hotel while remediation was in process. They refused. The mold remediation is now in process regardless, after having gone through a couple of unacceptable vendors and changing property managers. (And having trouble getting the tenants to allow the work to take place).

The tenant wants us to cover all their medical bills / urgent care visits and we do not think this is a good idea. (We have no way of knowing if they’re really related to anything to do with the house, when they ask us to pay the bills they won’t show them to us and we don’t want to suggest we’re responsible for any other allergy related doctor visits in the future). They are threatening to sue us. Now that our new property manager has explained they’ll have to pay rent once the issue is fixed (imminent) they are now saying they will be out in 30 days (and we would refund the damage deposit if the place is in good shape), but we have no faith they will actually vacate.

Any advice on how we approach this situation? Is this a “cash for keys” situation? Any recommendations for lawyers in the Charlotte, NC area if that is really what we need to do?

Anyone have any experience with Pergo Oultast+ Applewood? 100% waterproof. From Home Depot.   We're replacing damaged parquet flooring in kitchen and damaged carpet. (from a flood). This is for a rental.

For anyone in the future wondering how this worked out, I followed @Thomas S. advice (thank you!!) above and flew out and did the job myself.  I ended up doing a tour of several dumps per day (since there was a paint can limit) but they were very flexible with non-labelled paint.  About 12 hours of manual labor later, the problem was fixed!  Instead of spending $8000, I spent closer to $500 for the truck rental, the airplane ticket (on points!) , and a hotel. And it felt good to get my hands - literally - dirty!

Part of the other crap in the back yard was a shopping cart - very convenient!

Hi all,

We recently acquired a SFH in North Carolina and shortly after purchase got a violation letter from the city stating there are paint cans that need to be cleaned up at the back of the property. Some of the paint cans are unlabelled and thus must be considered toxic. Some of them are in the neighbor's side of the property line, but that house is also vacant and we can't get through to the owner to share costs.

The property manager we are working with got a ridiculous quote of $8000 to hire a company to do the clean-up (that’s approx. 10% of the purchase price of the property!!) - plus more if "wetland testing" is required (apparently the back of the lot borders a tiny strip labelled wetland on the GIS map) . This all seems outrageous to us.  Our PM is getting a second quote.

Has anyone ever run into this before and can provide any advice on the best way to proceed?

For anyone else reading this thread, I ended up contacting a home inspector I've worked with in the past and he has agreed to do a "light" home inspection for $100, so that works out perfect.

Thanks - I have the same question.  However I was looking for someone who would do more than just a visual inspection of the outside of the property - I was looking for someone to go inside (I can provide a one-time door code) and do detailed photos of  potential problem areas etc.  I'm not sure I would feel comfortable just hiring someone randomly off Craigslist.

Are there any alternatives to WeGoLook? Disappointing that they got out of this business. :(

Hi Chad,

Yes we get an "owner packet" which is a pdf with multiple owner statements, 1 page per property.  

That is an excellent idea to ask for an XLS/CSV export.  However, once we get the XLS/CSV we still need to put it somewhere - do we DIY it via Excel/Google spreadsheets or do we try to import it to QB Online as "banking transactions"? Wouldn't we then have another step to associate these transactions to the right property?
