Welcome to the site. Yes, expand your radius. There are cash flowing areas in Western WA. I do not follow the 1% rule, etc. My criteria is that the property needs to cash flow X amount per door. Have X amount COC (cash on cash ROI), etc. When I follow my rules, my returns are healthy enough to be investing locally. If you'd like some tips for local areas, feel free to PM me. Too many to list here and depends on which direction you want to go (N, S, East or West). Some areas are easier than others for find CF properties. Be ready to pull the trigger wen you find one. Act fast, be happy.

Welcome to BP, Femi! Do you have your financing and/or cash lined up? If so, looking for a property depends on where you live. I'm not sure where Ogun State is. In the US you can use the MLS (or a broker/agent) or you can market to buy properties on your own, privately.

if you go the DIY route. Www.bugspray.com has commercial grade spray. They can't ship all product to all states due to state laws, but it's a good site and resource. I've used the site.

Hi @Sam Abe - First, identify the type of ant you are dealing with. If it's carpenter ants, typically a one time treatment works fine. Carpenter ants are fairly easy to rid. If it's a smaller sugar ant, you may need something different. Have the exterminator ID ant. Some types of small black ants need to be sprayed by knowledgeable exterminators because they will multiply with a poorly conducted spraying and have more than one queen. Do it right the first time. I've seen a .15AC lot and house infested with these ants. It looked like the ground was black and moving. You could also have moisture ants or other. Have ants correctly ID'd, then decide on treatment.

Keep tub, toilet, etc. as is. Paint the walls off-white. It looks pretty good (even if I imagine it worse!). It's in good condition. Paint the walls so the beige works better - there may be a better color than off-white for paint, but I think you understand the goal is to paint so the beige works. I wouldn't worry about the white caulk. It looks clean. My two cents.

What are you offering on? Is this an MLS property, FSBO, etc.? If an MLS property, use an agent - it's in your best interest and will cost you nothing. In fact, it may save your tail and save you $$. You can also use an agent for other properties and the agent can negotiate the commission with the seller, that's also an option.
If you don't want to use an agent, then you obtain a PSA (purchase and sale agreement) and make the offer by filling out the PSA and giving that to the seller. You need to know how to complete/fill out the PSA correctly. I recommend purchasing a PSA from a real estate attorney. Speak to an attorney and have them teach you how to fill out the PSA correctly. Some think this is over the top (until they find themselves in hot water). Go back to your REIA and find out who they are using to get quality PSAs and learn to use them correctly. There are other ways to get PSAs, and I believe using one from an experienced attorney (if you don't use an agent) is a smart way to go. Or, hire an agent.
Others will hopefully contribute to this and fill in the blanks. There are several ways to handle your situation.
