First, focus on your strengths. If it's not a strength to call people then don't. Do what you're good at. 

However, are you good on the phone with family and friends when it's a social call? Do people generally like you? If so, you might be great at calling. This is my situation. 

I hate "cold calling". So I had to change how I thought about it. Now I think of it as "calling friends". I call people and simply say, "I'm touching base" or "checking in" or "how can I help you". The response is completely different and I start a friendship. Make it a game to see how many friendships you can start. These folks, your new friends, because that is what they are, and you will sincerely care for them, will list with you. And you will do great work for them.

With the exception of:

"Buyer shall have until the business day before COE (the “Inspection Period”), during which time Buyer will have the absolute right to cancel this Contract for any reason whatsoever, in Buyer’s sole and absolute discretion" this looks like a fairly standard inspection clause. Typically, this is enough to get you out of contract if you find something unsatisfactory with the property during inspection. 

Does your contract explain the process for responding to the inspection? This is often to referred to as "Inspection Response", and is where most PSAs (Purchase and Sale Agreements) outline the procedure and timelines for responding to issues discovered during inspection (such as buyer requesting a lower price, etc.).

The broker/agent with the most appointments wins. To have appointments, you need to set appointments. To set appointments, you need to call people, see people, be social. When you call people and have contact with people, ask to meet up with them! (You know...coffee, to say hi, a quick stop by the house to say hello.) They will ask you about real estate. People can't help it. 

It's better to have a mediocre appointment than no appointment. Go on appointments. 3+ per week. You will sell plenty during the winter if you do this. I love winter. Winter is the best the best time to sell houses. There's no competition with summer activities. People who are selling and buying during the winter are serious.

It's illegal in our state to disqualify a tenant applicant due to familial situation. Know your landlord-tenant laws. And I recommend sticking to your standard screening procedures.

Go talk to a couple more lenders. Talking to lenders is free. Compare all expenses. Simple as that. 

VA appraisal follows the property for 6 months. If appraiser calls out repairs, and you choose not to fix them, the bank will be forced to fix them if they want to sell VA in the next 6 months. Because of this, VA buyer has the upper hand.
