I love Tahoe-Donner too but am not convinced that it would attract as much STR income as SLT or TC. Having said that, I put in a couple offers up there but the market was too hot for me to get into at this time and price point.

In fact I'm the backup offer on a property with great potential as a flip but would not want to keep it as an STR. Crossing finger for the deal to land on my lap. And I ended up getting a property in SLT just outside the city

Thanks @Dustin Allen!  I see you're  a local realtor.  Other locals mentioned that Azek is more susceptible to cracking because PVC expands and contracts more with temperature swings and it is more expensive than Trex.  That is why I wasn't looking more into it but will take a 2nd look.  Thanks for the advice

I'm about to embark on a project to build a 24' x 10' deck on a vacation STR in Lake Tahoe and install a hot tub on it (hot tubs raise STR income in this market by up to 10k/yr). Been wondering what material to use Trex vs Wood so this thread was very useful. Thank you!

4 years have passed since the last comments... any updates in how materials held up?

I’m leaning towards a Wood deck but wondering what more experienced people think now a days

Got into contract a few days ago on a great property for STR. My goal is to maximize cash flow and this property is in a very seasonal market. Therefore an interest only loan would be ideal... problem is, I've only been able to find Jumbo IO loans but I only need a smaller loan amount under $500k. No luck so far even offering to put 40% down payment and with perfect credit.

Does anybody know of any conforming IO products out there?

Other financing ideas?

Great thread... when you look for properties to stay on Airbnb for Napa you find several options.  How are they doing it?

@Crystal Tynan Would you know where those regulations end geograficaly?  There can be many areas of interest there

Does anybody know how South Lake Tahoe enforces those regulations?  There are awesome properties in the city

@Mysonne Johnson I'm currently reading the book on taxes from bigger pockets "Tax Strategies for the Savvy Real Estate Investor". There is a great chapter on this topics that details how to and the benefits of a Self Directed 401k and IRA. You should take a look.

Ive not done it yet but taking steps to do it soon by taking to my RE CPA about it tomorrow. Investing my tax-free savings into RE sounds pretty amazing and completely possible according to this book.

First time I am the one with the answers here and not the questions!!! This is very exciting :)

You should only have one subscription and pay for 1 bill.  However, you’ll want to create 2 separate Wi-Fi networks for a couple of reasons: 1) Security and privacy of the renters from one unit to the other. Pretty easy to monitor what other people on your same network are doing... 2) A person in the Wi-Fi can scan all devices connected to that Wi-Fi... this has now become common since there were a few prominent cases of creepy hosts with hidden cameras to spy on their guests (use a 3rd wi-fi if you want to hide other legitimate equipment for this reason to avoid misunderstanding — e.g. a doorbell camera pointed OUT of the property).  3) You can control the bandwidth of each network and keep it balanced 50/50... so if one guest is running 5 Netflix shows doesn’t impact the speed of the other

@Sherry Boone thank you Sherry. I looked at these options and while I didn’t end up with the property, I learned a lot from doing the research to understand how seller financing works. Those aren’t common at all here. The only offers that get accepted here are all cash no contingencies.
