As a new fellow in REI world, I was looking for property information in Miami Area, Who's the owner, how much taxes it pays etc. I don't have access to the MLS yet, so I found http://www.miamidade.gov/propertysearch with some tools and almost all the info I needed.

My question for the most experienced guys, how reliable are usually the numbers in this site?

Where Can I find out if a property has any lien on it?

@Stefanie Bergmann Make sure that you can buy an sale immediately, some times it is not allowed and it is not that obvious in the contract, a friend almost made that mistake once. Also I would analyze if the price you want to sale makes sense for a buy and hold investor. Check if the HOA renting rules are not too tight. Good Luck

Yes @Alexander Felice The HOA can be a real pain. Sometimes it feels like you don't even own the place! A friend has a condo unit rented to some guy, this guy got a girlfriend and tried to move her in, so with the owner consent they apply to the HOA and she was rejected, so the gay brought her in anyways without the owner awareness. Right now The HOA is trying to take the property from the owner due to the violation, a real nightmare!

@Doug McLeod the deal work out very well for her, she wants it for living, now she is thinking in start looking her second property, but,  @Jerry W. is right, there is a HOA limitation, the unit can not be rented during the first 2 years, by mar/2014 she will be good to go!
