I'd seen it echoed that a good portion of the thread was a tough read. I won't disagree - there seemed to be conflicting information and incomplete information provided by the plaintiff (if you will).

I'd like to think we're at the end of this thread now - I've perused all posts and am thoroughly satisfied with the explanations provided by Jeff & Jack.

I'd messaged with Jeff on BP a few months back but am sitting on any potential business dealings until the wife and I have unity of mind regarding timing. I can confirm that the negative sentiments put forth in this thread have not turned me off or away.

I continue to keep my eye on available properties on highreturnrealestate.com, biding my time (until I have wife approval ;)), and I am thankful for the transparency and thoroughness of HRRE's founders responses.

Happy New Year, good luck, and take care all,

Kyle

@Cheryl Crockett I'm actually looking for the BP 2019 conference audio when I came across your post. Do you have a link to the 2012 audio?

I believe that 2019 BPCON was promised to Pro members in a recent webinar - I'll continue hunting for this as well.

Best,

Truly nice to meet you and thank you as well, @Anthoney Hanks!

Becoming a father has been an indescribably wonderful experience. I try to step back and appreciate what I have as often as possible.

And a question for you regarding Texas - a few BP articles describe Texas as a great investment state however like my home state of NH, property taxes are on the higher side of the 50 state spectrum. How do you wrestle with this either for yourself or for any out of state investors that you might deal with? Please feel free to DM or point me to an existing article if you prefer, otherwise I'm all ears here :).

Regards,

Good morning BP!

First... coffee check. How many cups deep are you this morning? One for me so far. I decided to try a bulk K-Cup order through Amazon and it worked out ok - Neighborhood Social's Easy Morning Blend... it's a Medium to Dark Roast however I find that even the smallest volume output from my Keurig is a tad watered down. That being said, I can add a touch of cream or whole milk and the taste is spot on.

I promise that I get no coffee kick backs - just straight caffeine :). Moving on. A little about me!

I'm a 32 year old IT professional supporting the back end of a large academic medical center in NH. I come from a family of educators and have three kind and beautiful sisters. I met my life partner and her wonderful daughter in 2012, married in 2016, expanded our family in 2018, and we're expecting again in 2020!

We forced appreciation within our own SFH out of necessity to support our growing family (2 bedroom 1 bath --> 4 bedroom 2 Bath and a seriously de-cluttered basement). We later acquired a single unit rental property in NJ.

While our current investment focus is out of state, we have developed excellent relationships with a Property Manager, Agents, and several Contractors in our back yard. If you have any interest in REI in south western NH (Cheshire County) please don't hesitate to reach out for recommendations! Please also check out my profile for additional information about the type of property/niche that we're in the market for.

Onward and upward,

Kyle

P.S. Joshua Dorkin and Brandon Beardy (The Gandalf of Real estate) Turner - thank you for making the BP podcasts light, uplifting, comical, and refreshing! And of course loaded with information :). These are truly a pleasure to listen to.

Hi all,

@Neil Gulden

FWIW, I believe that KSC attendance is down recently (posted 10.23.2019) and there are several very large apartment complexes (commercial) that have popped up over the past 2 years within 200 yards of North side of campus, and a couple more that appear geared (without discriminating) toward young professionals, specifically in the old Colony Mill complex roughly .5 miles from the NW corner of campus which already has an awesome brew pub (Elm City Brewery) onsite, and the other in the old brick Keene Middle School (which I attended) located just up Washington St. off Central Square... queue Jumanji stampede scene :).

Cheers!

@Jason Parker @Hannah Woodward

I know a few agents local to Keene and/or SNH personally but not professionally. While I'm not providing an answer, I would like to share the following article that I found to be quite interesting and believe to be pertinent to questions in this thread:

Cheers!

@Sarah Shawver, did you have luck in locating a Property Manager, and do you mind providing any details or insight regarding your experience in your search and or success?

Thanks!
