@Michael ClantonThanks! that may be a little more than what could be included for a good ROI on this project, I guess it'll depend on the remaining numbers as usual, though visually it would have a huge impact and the target market for this project would really be attracted to it.

We have the architect drawings on hold as this was decided mid stream. Still somewhat of a newbie so my next question would be 

should I get the structural engineer first or 

is it possible to get an estimate from the contractor for just this portion of the project before proceeding.

ballpark figure on how much it would be to add a beam and remove rafters in a 1950's ranch home to create cathedral ceiling in living and dining room area?

Approximate size of the rooms are 300 sq.ft. in Atlanta (Decatur area)

@Marvin McTaw I've learned quite a bit at the REIA meetings and if you join all the meetings are free and I usually take home one nugget of information that I can use in my business. The best ones are the subgroups for a particular area.

Off market deals are the best, especially the landlords that bought maybe 1-3 properties during the downturn and discovered being a landlord isn't easy.

@Teri Khimani What is your goal/objective? To be a full-time agent or use your license for your investing?I'm an investor with a license so my perspective may be a little different, however, as far as specific brokers take a look at Solid Source Realty, They have offices all over the city and have a very reasonable split for their agents and they offer many CE classes for free, as well as being very investor friendly. However, if you have no exposure to real estate, I'd go with someone like Better Homes & Garden. Keller Williams, Remax, etc have very high splits yet have a ton of support for new agents, however, most that will come out of your pocket.

Decatur All Brick ranch with 3 bedrooms, 1 1/2 baths has Hardwood floors, a large eat-in kitchen area, granite-like countertops, room for washer/dryer. Ceiling fans throughout. Large front and back yard. Large deck in back. Security system. Newer A/C and water heater. Near downtown Decatur, Avondale Estates, Emory, and easy access to interstates. $54,500. Will rent for $700/month or with a few touchups $800/month.

i just spent a long weekend there and of course had to do some real estate viewing. What are the hot up and coming areas? We ate at Green Truck Neighborhood bar and there seemed tobe a lot of construction activity in that area

Interesting follow up to this post is that Blackstone is selling 1300 homes, though that is just a small portion of what they own here, and looks like they are probably just pruning off the bad ones. Would love to find out where the homes are located that they are selling.

I've seen many of their homes which are rented under the Invitation Homes banner. With the prices they've paid and the rent they're receiving, at least in the areas I've seen, they are definitely cash flowing. However, there have been tons of complaints about the quality of the rentals.

I have an issue with a home where we can't find documents to show a home was paid off. It was a 20 year loan that was paid off in 2012, however, it was seller-financed and the payoff was never filed. Attorney said it can still be purchased, but I may have a problem selling it. it's a really good deal, but not if I can't resell it.

I had an architect/designer who I used for who was wondrful and charged $80/hour, but they moved to sunny LA. Anyone have recommendations for someone in Atlanta who is good with ranch style homes like in the Decatur or Chamblee areas?

Ask for Cortney Newmans. I had met him last year at REIA rehab job site. When I saw this program I emailed him to let me know when to start. There was such as rush that things kinda got backed up. otherwise it probably wouldn't taken maybe 2 weeks. Considering 3 years ago I did a Wells Fargo loan on an investment property and it took nearly 3 1/2 months to close I'm not complaining.
