Another question. I love the houses around Riverside park, I can't think of the name of the area. Also, Eastborough & neighborhood along Central/1st/2nd Street have some great houses, many old that would be fun projects, but I wonder how profitable.   It seems the city keeps moving further East, NE and West and prefers new.  Maybe with Union Station and the other things in Downtown that will change.

How's the Wichita rental market close to Wichita State and Old Town? I'm a native and go home every Christmas, but thinking of investing there as well.

Ate at Green Truck Neighborhood Pub while in Savannah and saw some renovations going on nearby. Anyone invest in that area?

@Luke Woodruff For an appraisal in the area I think that seems pretty high. Is it completely remodeled, how many Bedrooms/baths, what is the square footage.

@Anna Watkins Just rented out a 3/2 in Belvedere Park for $1,200/mo before it was finished. In Midway Woods have a 2/1 (advertised as a 4/1 because closets in attic bedrooms) that gets $1375/mo and that's with a shower no tub (and that's a whole nother discuss), that was rented sight unseen except online photos.  

Depends on your level of trim as I see younger population that can't afford CoD but want to live close by will pay for the right amenities. I think $1,400 is extremely low for CoD.  All tenants (we call them residents) don't have kids  or have kids less than 5 yrs old, whereby schools are not an issue.  For that area of CoA, Drew is a lottery school and they are districted for the nearby schools, but Kirkwood parents have really pushed and become involved and are making a huge difference in I believe its Coan or the name changed recently. Same with Midway Woods/Forrest Hills and Museum School with that being a lottery, however, most parent who can afford send kids to the area private schools.

Great job! A fellow Kansan here as well. What city in Kansas? I looked in my hometown of Wichita just for the heck of it, but weren't good numbers which really surprised me.

Check out both Atlantareia and GAREIA. Atlantareia has an intown group that meets the 3rd Thursday of the month and GAREIA has a DeKalb group, but haven't received an update from them in a while. Check out anything you can find about the Atlanta Beltline.

Familiarize yourself with the 3 different Decatur's, 1) City of Decatur, 2) Decatur in unincorporated DeKalb near City of Decatur, and 3) the rest of Decatur.

Thought of the same thing myself, just thinking out loud, what percentage of ownership? Who would cover any repair cost? what if they decide to sell their ownership to someone else? what are the terms in # of years?
