There is TXR-2006 Residential Lease Inventory and Condition Form from the Texas Association of Realtors.  Google it and you'll find a link to download it. 

In San Antonio ADDUs are allowed in residential zoning classes without the "M" Multifamily designation if the main house is owner occupied. This is allowed by right. 

However, if the property is non-owner occupied, then an ADDU would not be allowed without a zoning change. A variance can be sought if the ADDU is existing or you can apply for a non-conforming use. The City would much rather the property just be rezoned, but that isnt always cost effective for the owner, and there's no guarantee it will get approved. 

If you are an owner occupant, build and ADDU and then move from the property the ADDU reverts to an "Accessory Structure," and if rented as a residence will be considered "non-conforming" by the city, and may be subject to code compliance issues a s potentially legal action.
