I have personally used an FHA 203K loan and found the process to be cumbersome and not intuitive. Conversely, I have done an Fannie Mae Homestyle renovation loan and the process was super easy. I found it to be a much better loan product. You may want to ask you lender about this program.

Sophomore year of College (2000), I was 20 years old. Put together a proforma for a duplex, presented it to my father. I showed him he'd not only save money getting me out of the dorms, but would actually make money (cash flow), if he co-signed for my loan. I rented out the rooms on my side of the duplex, and then rented the other side as a single unit. Two years later I bought another duplex. This time I didn't need a co-signer. After that, I did one or two transactions per year, adding and subtracting rentals, and occasional flips & wholetales. In 2012 I left the corporate world, got my real estate license and began investing full-time.

For budgeting purpose we use the following rules of thumb: Exterior Paint, Two colors (body & trim) $0.75/sf. This can change if adding more colors, if there is extensive sanding, caulking, and or wood replacement. Interior Paint, Walls, Trim, & Ceilings, we use $1.75/sf. Again, adding colors, patching, texture, etc. may increase the price.

Most investors in San Antonio use Guerrero CPA. Ed Guerrero is a real estate investor & CPA. His wife is a lawyer that also does entity formation, and they have a bookkeeping company...among other things. Google for their info or shoot me a DM.

It's not likely you will get any equity capture purchasing a new home. Also not likely you will even meet the 1% rule with your rents. Why are you looking at new builds? Plenty of good housing stock in New Braunfels that can be purchased and leased gaining you instant equity, decent cash flow and better appreciation.
