These are are the items I ask for:

  • Zoning Designation from CoSA (not BCAD)
    • Including overlays, conservation districts, and/or historic districts
  • Are utilities present?  If so, which ones?
  • Lot size in acres & sqft
  • Previous use and/or types of structures previously on the lot
  • Is there a Phase 1 environmental  (if applicable)
  • Any deed restrictions and/or HOA covenants
  • Setback requirements (if you can get them from the City) - this is more icing on the cake.

Property crime has very little to do with safety.  In fact, while areas are in transition and gentrifying property crime goes up.  With reference to safety I'd be looking closer at FBI's Unified Crime Report (UCR):  https://ucr.fbi.gov/crime-in-the-u.s/2017/crime-in-the-u.s.-2017/tables/table-6.  Given the MSA's population (1,520,712 ), San Antonio has relatively low rate of occurrences per 100,000 residents.   @Mike Chern

@Justin Kane If you think the politicians are corrupt here, try living in a city that isn't on the rise.  It's much worse.

One thing many folks are not aware of is most residential flood insurance is transferable by law.  So, when you get that outrageously high new quote from your insurance agent, ask the current owner if their policy is transferable.  More often than not, it is.  And you can pay their premium, not the new crazy high quote.

Got ya. Was trying to determine if it it was the same lot I saw from another wholesaler.  I suspect it is.  Flood zone is no big deal as long as you get a flood cert.  Good luck on the sale!
