I am in similar fork in the road as you are.

I have a significant portfolio of SFRs and 2 to 4 unit properties.

Like you the cash return on my equity is low.

They are good properties, they have appreciated nicely and I have great tenants.

I generally self manage these properties but am looking to:

1. Increase my cash returns

2. Reduce day to day responsibilities

I have made one passive syndication investment and have made soft reserves are two others.

I a,m excited to make this transition and happy to help you.

Getting those records is good due diligence!

If you purchase building, you might consider billing back some of those utility expenses back to tenants. Google RUBS or search BP for an article on RUBS.

Congrats for getting into contract.

I would double check your expenses and be sure you have an accurate figure.

Does owner pay gas & electric for all the units or just common area?
If for all units, I would be careful.

For a 1961 build, I would estimate expenses at at least 50% of gross income.

I can’t comment on the investment one way or another but verify your expense estimates.

There are numerous apartment syndication coaches and trainers out there. 

Many say they are the latest and greatest. It is difficult to separate fact from fiction. 

I would like to hear from BP members who successfully are doing and have done apartment syndication deals, what their experience with coaching and mentoring was like. 

Please share your experiences with me so I can select the best coach for me. 

This may be a discussion best done privately and outside the forum.
