@Howard Maidens If I remember correctly this is a grey area, but I would stay on the safe side and consider in-laws as disqualified individuals.

@Howard Maidens Rich is correct the contractor doesn't have to be licensed, just a Non-Disqualified third party. Keep in mind disqualified individuals are only those of direct linear descent. So siblings, cousins, nieces & nephews, aunts & uncles are all considered qualified individuals and could be hired to do the work on a house owned by your IRA.

@Dick Rosen Do you feel like Mike Butler's Investor Books Pro was a good investment?  It's pretty expensive.  Trying to decide whether it's necessary or just start with Quick Books Pro.

@Ali Boone I agree with Matt & Federico on this one. Cleveland is definitely no longer a declining market. There aren't very many markets where you can consistently get a 15-20% ROI investment property. It's a great market for cash flow not appreciation. I always buy for cash flow, appreciation is just icing on the cake.
