You can go to the Secretary of State website in your New York, PA or Ohio. It should only cost about $125 and takes about 3 weeks for them to officially register it with the state.  Hope this helps.  Let me know if you are interested in Cleveland rentals.

@Drew Banyon  I've been investing for 13+ years and became a licensed agent 4 years ago here in Cleveland.  I agree with the others, I think it definitely has its advantages.  Doing quick research on properties, running comps etc. makes it worth while.  You will also pick up listings and buyers just front the networking you do which should more than pay for you annual dues (about $1000 per year).  You can also legally receive referral fees for referring leads you don't want to work. I also feel it adds some credibility for you when you are investing.

@Harini Rajendran I can help you with any questions you have about the Cleveland Ohio market. I'm an investor/agent. You can definitely get a solid 10-12% Net ROI in that price range in a "B" neighborhood here.

@Edrin Shamtob  We currently own several rentals in Akron and Cleveland.  Like most larger cities there are good and bad areas.  Good Year Heights and Firestone park are two areas that I know you can still find good deals and are nicer blue collar neighborhoods.  I have a friend in Akron who owns over 100 rentals and knows the place like the back of his hand after 30 years of investing there.  I personally prefer rentals in the Cleveland market.  I'm interested in selling my Akron rentals.  Message me if you are interested.

@Steve Matthews You could buy solid cash flow properties 12%+ Net ROI with cash or financing here in Cleveland Ohio, one of the best cash flow markets in the country. I'm already working with several other out of state investors. PM if you are interested in learning more about the Cleveland market.
