@John T.  I actually live on the west side of Lorain.  Just like any other larger suburb there are good neighborhoods and bad neighborhoods.  It all depends where you the property is.  I currently own two rentals in Lorain.  One rents for $1000 because it is in Amherst schools.  The other is on the East side of Lorain and rents for $750 month.  It also depends on how much you want to invest.  What are you looking for?  PM me for more info on Lorain, Elyria, Lakewood and any other areas you are interested in.  I"m a local investor and agent.

@Lucas Gibson  @Steven Leigh  Steven is spot on.  You definitely need an investor friendly title company that is familiar with assigning a contract to another buyer.  They will help you through the process and make sure nothing is missed.  Let me know if you need a good title company to work with here in Cleveland.

Try LendingHome.com.  They work well with investors and interest rates are reasonable around 12% for a 12 month loan.

@Ryan Conklin  I definitely agree with Tim and Isaac on buying cheap properties in the inner city if you are out of state.  Shoot for B & C neighborhoods.  You will pay a little more, but the stress relief will be well worth it.

@Sri Kand  Hi Sri Kand welcome!  Cleveland is a great buy & hold market.  If possible, I would always recommend seeing a house in person rather than just pictures & videos.  Tenant screening is key to help reduce turnover & future repairs.  We like to sell properties as a "Rent-To-Own" which also reduces the amount of turnover and repairs as well as limit the amount of management headaches on a property.  Some of the suburbs on the West side of Cleveland we like are Lakewood, Old Brooklyn, Brooklyn, Parma, and Elyria.  Let me know if I can help in anyway.  Good luck on your investing journey!
