Go to your local REIA meeting. You should be able to find a few Hard Money lenders along with private lenders. Also ask people on your network if they would like to earn 10-12% on idle cash or IRA funds secured by real estate. Have your lender package with you at the meeting (i.e. Repair estimate, pictures, MLS sold comparable sales, etc).

@Bud Dwyer  Of course it depends on what city you are in, but on average I see around $100 monthly per unit for water/sewer expenses.  Please let me know if you have any other questions.

@Yaniv Sigler I agree with others here.  Cleveland is a great market for cash flow rentals.  Double Digit returns are very possible.  I personally prefer single family properties for several reasons.  PM me if you have questions I can help you with here in Cleveland.

@Jake Oreskovich  I'm an investor/agent here in Northeast Ohio.  I prefer the west side also mainly because it's closer to home.  However, we've also had success in Garfield Heights.  I like to stay in the suburbs, but if you're willing to go into the inner city the returns can be even higher.  PM me if you want property management and contractor contacts.

@Val Dantzler @P.J. Bremner  I've been investing here in Northeast Ohio for 14 years.  I have a good property management company and can provide you with on and off market properties that meet your buying criteria.  

Yes, you can still find "Class B" properties under $100k, but it is definitely getting more challenging with increased competition here.
