@Luke Moore I’ve been reading through your posts in your project. Congratulations! A business partner and I currently have a commercial event center property under contract. It’s a 20,000 sq ft building with 3 ballrooms, commercial kitchen, laundry area, huge outdoor pavilion, 300 car parking lot on 8 acres. We think it has great potential as an Assisted Living facility. However we are real estate investors and have no experience in the ALF industry. We’re currently looking into changing the zoning with the township now. Where do we start? Where did you find your director/partner? Can we do 40-50 rooms? Any advice you can give us from your experience would be greatly appreciated. Feel free to PM me. Thanks!

@Adam Fischer My partner and I have a commercial building (20,000 sq ft event center) on 8 acres currently under contract here in Ohio. We are considering converting the 3 ballrooms about 10,000 sq ft into Assisted Living units. Building also has a commercial kitchen and laundry area. Would you suggest hiring a company like Healthtrust to do the feasibility research for us or is there a less expensive option? Is this something you would be interested in?

I personally choose cash flow over appreciation. However, I only invest in locations I know well within 30 minutes from home. Here in Ohio we definitely have great cash flow with a little appreciation.

You will have to wait 6 months to refinance at new appraised value. Then you should be able to cash out at 75% LTV.

You shouldn’t have any problem with unit claim. We just did several refinances that way.

That’s the main benefit of a cash our refinance that the proceeds are tax-free and hopefully a lower interest rate.

@Dustin Burke  We've been using their services for about two years.  They do a pretty good job answering our inbound seller calls and booking appointments.  They are expensive.
