@William Coulter We have been using Call Porter for about 2 years to answer our seller calls.  They do a pretty good job on the initial call gathering information and scheduling appointments for us.  They are more expensive than other services.  I like that they specialize in only real estate investor calls.

$30k profit is an average deal if your numbers are accurate. 60 days of holding costs should probably be at least 4-6 months to be conservative. Make sure your rehab budget is detailed and have at least 3 written estimates. Screen those contractors because you can lose a lot of money quickly by choosing the wrong one. How confident are you on your comps ARV?

Cleveland, Ohio is still one of the best cash flow markets in the country. Double digit ROI is easy here.

@Derek Love  Welcome to BP!  Good to see another local guy getting started.  I think getting your RE license is a good first step to get some basic knowledge.  Also spend as much time as you can here on BP for a ton of good investing knowledge you won't find in RE classes.  I have my license too.  We currently have rehab going in Sheffield Lake and a few other spots both East and West side.  Let me know if you have any questions I can help with.

@Jaime Chandler  Welcome to BP and Cleveland!  Tremont is already past emerging.  Gordon square is already Hot with a lot of competition, but you can still find opportunities.  Clark Fulton has more risk and is less desirable, it may turn around in the long-term future.
