Welcome @Anthony Graham I am in a similar situation as well as in San Diego. I will be focusing more on the south bay (Chula Vista, Bonita, Eastlate...etc). There is so much help and if I have learned anything, don't be afraid to reach out to people. Most on BP are very responsive and extremely helpful.

@Jeanette Solorio I too am beginning with Wholesaling. I would recommend taking some time to properly define your criteria. List making can be fun but also timely and inefficient without predefined criteria.
Consider what cash buyers are paying in that area. Those are the people who will ultimately get you paid. What are they looking for in a property? If you know this, you will have better results when you start making a list.

@Don Coumbs I too made adjustments due to the fact that my wife was starting (an now is in) grad school. I am so grateful for BP because of members like you and everyone else sharing their stories. It helps reaffirm my sometimes "uncool" perspective and see what the future can look like.

There isn't much I can add but I completely agree. I still drive a 2002 Honda Accord and plan to keep using it until it dies. Just makes sense to use it on assets that bring cash flow or appreciate. I grew up "poor dad" so learning to be frugal was a process but is paying off.

@Kenneth Stump I would listen to the podcasts. They have a wealth of knowledge and cover a variety of topics. Especially good if you don't have a specific niche to which the assignment correlates. Welcome to you and @Account Closed

Thanks @Jon Holdman Great information. I was actually wondering the same thing. I don't have a specific property lined up but have a few friends who are looking to make more than their current IRAs are making and I now feel confident in suggesting this as an option. Thanks again!
