Welcome @Breanne A.  Always good to see another San Diegan. What do you mean by "income property"? Buy and hold, flips...etc. Just interested if we can be of mutual benefit to one another. 

Either way, glad to have you on the site. I would recommend setting up keyword alerts for things that may interest you. That helps filter out some stuff when you don't have much time to peruse the forums.

I agree with @James Stevens , make the offer and see what happens. However, you may benefit from a walk through with them, being sure to point out all the work that would be required to sell the property at "market value". If they have ever sold a home they should remember how time consuming and stressful the process is. That could work in your favor down the line.

I would recommend going to a local Real Estate Investor meeting and connecting with wholesalers and rehabbers. They will have the properties that you are looking for. Also, make yourself familiar with the deal analysis forum, as you will want to take your potential deals there for community review. Lastly, setup keyword alerts for your area so anytime someone posts something related to your region you will be notified. Hope this helps.

I have a Jack in the Box, Burger King and McDonalds within 2 blocks of my house. They all seem to be getting enough business. Don't let them scare you off. Go get it! With BP, hard work ethic and a great attitude, you will make it!

I used Twillio in a previous position and it served me pretty well. You can also get local numbers in addition to those 5 digit ones. Not sure which is best for you but might want to check them out.

I was in a similar position as yourself not too long ago. Here's my brief input:

It seems that you don't have a big issue with letting yourself down when you fail to follow through. That being said, if there is someone else who is depending on your consistency (if only a weekly update call) you will be more eager to not disappoint. Make a personal connection with someone who will hold you accountable.

Don't make any changes for one week. During this week write meticulous notes on all your activities. Be aggressive and REALLY write them down (shoot, even start a blog about it on BP so we can hold you accountable). By the end of the week you are going to notice there are activities in your day that are completely worthless. Take an honest evaluation of where and when you waste the most time. Then, replace those worthless items with what @Rob L. and @Ali Boone advised. 

I saw this time and time again when I ran a gym. People jump all in and push other important items aside. Eventually it will catch up and take you out. That is why it is important to first identify the trash we fill our days with and ATTACK those. Aggression is generally looked down upon nowadays, but being aggressive and ruthless with your time management is a must, at least to get you moving.

-Direct Marketing is a certain type of marketing which is the most used in REI. I would suggest visiting www.yellowletters.com to get a picture of what I mean. 

-Finding local investors can be as easy as doing a google search for "REIA San Antonio" and also setting up the keyword alerts will let you connect with investors in your area that are also on BP.

Hi @Account Closed - Welcome to BP. This is going to be a great resource for you. In my recommendation there are some basics you will want to knock out.

-Attend a few local REIA (real estate investor association) meetings. Do a google search and you won't have any issues finding one near you.

-Listen to the BP podcasts. Also the BuySellFixFlip.com podcast and the HouseflippingHQ.com podcasts as well. Great info for flipping and wholesaling

-If you don't already, learn to market. Specifically direct marketing, which includes direct mail, email campaigns...etc.

-Connect with local and national investors in person and in BP. 

-Read anything you can about the areas in which you are interested (flipping and wholesaling)

-Start talking about what you do... even if you're not doing it just yet. Just own the title of Real Estate Investor and when people ask, you tell them that is what you do. 

-Setup keyword alerts for things like "flips san antonio", "san antonio wholesaling"...etc. This will expose you to discussions that you may find more interesting than just going over the forums and blogs. 

-KEEP POSTING!!! Questions, comments, concerns, goals, updates on deals, successes, failures and everything in between.
