I'm in the process of purchasing a small multifamily home in the Phoenix area and looking for a property manager. Does anyone have a property manager in Phoenix that they could recommend, it would be truly appreciated. Thank you!

I would say the top barrier is determining a plan of action and having confidence in executing it. There is so much information available, it's being consistent in the actions that you take whether it's saving money each month for a downpayment or analyzing deals everyday.

Hi @Cole Steele, with $40,000 on hand, I'd look into possibly doing a househack. You'll be able to put less money down into purchasing the property and you'll be able to get a higher class property in a higher class neighborhood.

@Gurjot Grewal - The fees vary among PM companies but the fees you have listed seem to be reasonable for the Columbus area. I would recommend to always negotiate more preferable terms, the new lease waiver within the first 9 months is reasonable.

I would love some assistance getting my hands on some pitch decks, slides, or presentations for raising capital from potential investors. I currently have 3 units that I purchased with my own money.

Hi! For the LP syndication investors out there, what is your minimum criteria for investing in a fund? (Target CoC, preferred return, equity split, target equity multiple, target hold period, operator requirements, etc)

I would avoid providing a washer/dryer in order to avoid any liability. There's has to worry about in terms of maintenance and water bill charges.
