Anyone out there have experience with student rentals, particularly around Northern Illinois University?  Any quirky local laws ordinances to be aware of?

@Karen M. I switched one of my outdoor security lights to an LED on a multifamily building.  This saves me about $17 per month vs the previous fixture which equates to a payback period of 4 months.  

I don't think I would put in LEDs in the hallways or common areas that are easily accessible or within arms reach, as tenants or visitors may be inclined to "borrow" the bulbs.

In our area Costco has 2 LED floodlight bulbs for $11.99 which is a pretty great deal.

@Patricia Hinojos Depending on what type of property this is, you can offer storage (i.e. lockers, garage, etc) $50/mo for a garage space or covered parking is fairly reasonable.

I'm not sure about others, but I am still experiencing app crashing issues using iphone 6 and iOS 8 and also iphone 5 and iOS 7

Does anyone have experience in Sheriff sales for properties located in DuPage County? Specifically anyone who has purchased in the last 12 months.

@Alex Alanis I think you will get more insight from @Brie Schmidt as she will be able to correctly analyze the property with an exact address.

I hate to throw numbers out without knowing anything more specific about the properties so take this with a grain of salt:

Sometimes I will use yearly gross rent divided by 15% to arrive at a purchase price for the neighborhoods I am in.  This usually gives me a good return (250 - 300 per door) for the neighborhoods I am in.  This will equate to roughly 250K price for both properties.  If the properties are in pretty good condition, a more realistic price in this market would be higher than that, perhaps closer to 300K
