You have to know the area, that you invest in. Some of these "bad areas" or whatever aren't so bad. You have to maneuver through and understand the difference between the potential bad tenant and the hard working dad and mom who trying to make ends meet too take care of their family. There are good people who do not have the qualifications to get a higher paying job and sometimes it will compromise your current living situation. There can be a terrible complex with "bad tenants" but around the corner in the same neighborhood their can be pretty good units with great people who is striving to do the best they can to survive.

Keep in mind, this is a low end rental in a D/C- area. I think the Ductless splits would be perfect, especially the unit being so small. I don't mine doing window units but Ductless would look much better. At lease it has a more modern feel too. Let hope this work out great. New investors problem/ Mom & pops issues. Wish me luck.

 YES SIR. Either way is has to be replaced. Brand new or used unit to replace. ?

It's just something you have to factor into your expenses. Like how you may set aside $X amount every month for CapEx, some months you may not have any costs at all, other months you may run into a big one. The good news is the new unit should last you a couple of decades.

 Absolutely. Should I get a brand new unit or should I get something used. It is a rental. I'm thinking brand new because of the warranties etc

I just found out the AC unit needs to be replaced. The unit is 30 years old prior to the tenant being evicted it seem to work good. I got a quote from the ONE HOUR ac contractor and he said it'll cost 6k-8k to replace the Air handler, heat pump and entire wiring. This Cap EX is completely wiping out 1 yr of CF. What can I do ? Any suggestions \.

Hey BP fam. 

I brought a duplex in a C- neighborhood almost 1 yr ago. I brought the property for cash. I inherited tenants on both sides. I had to evict the tenant in unit A about an month ago. The process was a good learning experience overall. On the other hand, I've been renting this entire time. Now, that I have a unit vacate me and my wife are considering moving in (House Hacking) the other unit instead of renting and renewing our lease here at our complex. If we live in the vacate unit we will be rent free. We will have opportunities to save more or travel a little because its something we always wanted to do. I just feel sorta weird because the tenant in unit B lease is going to end soon and we have to renew. Also she thinks I'm just the property manager and now that I'm considering moving to the unit. We must meet to discuss lease renewal. How should I mention I'm considering moving to the vacate unit ? or I'm just thinking to much into it. I just want the transition to be smooth...
