I am going to buy for cash flow. However, if I can forced appreciation based on location, I wouldn't pass on it.

Hey man, I knw what you're going through. I went down that alley myself too during this wholesaling process. My thing is, just keep going through it, Remember your Why's as many suggested above. Switch up the type of leads you are targeting. Probate, Absentee, Vacant, Free & Clear, etc etc . FInd news ways to reach out to owners and introducing yourself.
Follow up on the houses, you were working on that didn't worked out at the time. Im currently in the process of closing on a property, the owner contacted me in November 2018. Simply by following up, until she was ready.

Right now, it is finding truly motivated sellers. I am finding the properties, just not motivated sellers.

Create a To DO list, and check off them off as you complete them. Do not overthink any task, if for whatever reason, you're not able to think it through, simple take a break, or move on to the next. You can always come back to it, so dont bother stressing out.
Also, as mentioned above, remember your Why's for doing this. It's not always easy, but its a Must! I have pictures of my family in my office. Whenever, I get discouraged i'll just look up at the photo. Goodluck!

Hello bp fam!
I have been looking into lease option strategy. I am wondering, How would you go about completing a term, if the property loses value while its under contract?
Example; If I place a house under contract for $200k, term 1-2 years, current value is $280k. But by the time it is sold, property value goes down to $190k.
How would that affect the deal?
How would you deal with a situation like this?
