Hello Bp fam,
I am working on a wholesale deal in N.C , the day before closing the Owner's husband decided not to sign the paperwork for the attorney. Husband states that, his name is not on the deed, therefore he doesn't have to sign any documents. However, I was informed by the attorney, even though the property deed is under the Wife's name, because they're legally married any judgements found under the husband's name must be verified.
Owner now wants to a Quit Claim deed, and no longer wants to deal with the attorney process. North Carolina is an attorney state. Owner wants to transfer right to property via Quit Claim and be paid right then after.
How would you handle this situation? Given the fact its an attorney state.
I have informed the end buyer of the situation, and they still want to purchase the property, and are willing to pay the judgements, depending of the balance. * I cant get the balance, because husband still refusing to sign release document for attorney* smh lol
Any idea or suggestion on possible ways to get this done? Thank You

Some ways to find leads:
1. Drive for dollars
2. For Sale by owners
3. Craiglist
4. Your state Registry of deeds * for probate & preforclosures*
5, Facebook marketplace
6. For Rent Signs * Landlords get tired of renting and some times want to sell*
and so forth... Those are some other possible ways to find leads.

I always send out a direct mail, because circumstances are always changing. I had an owner told me he was not interested in selling when I first call him, Then the following month, he received my mail and called me.
As everyone mentioned above, definitely find their phone number and call them too. If you cannot locate the number, and have the current address send them a mail.
Also look on facebook for owner's last name. I have found many relatives of homeowners on facebook & simply send them a brief message.

@Adrian Tillman A lot of great tips already mentioned above.
One of the easiest lead finding you can do is Driving for dollars.
Then go to your town assessors office and find out who owns the property.
Use truepeoplesearch, fastpeoplesearch, whitepages, to find phone numbers to cold call
Type up a yellow letter for direct mail, or order postcards.
Follow up with owners.

ARV *after repair value of the property
times X 70% or 65% property value *depends on area*
Minus - Repair Cost
Minus - Wholesale fees
Equal = MAO

The most you'll probably spend money on is the EMD * Earnest Money Deposit* to lock in the contract with homeowner. and of course Gas lol if you're driving for dollar. My current deals right now, is not costing me any money. I have contract signed without any money down.
Like @Jamiel Strickland mentioned, your end buyer will pay for inspections and so on.
