I found somebody in New Jersey who wants to sell her father’s house to me for very cheap.
Her father passed away and the house is vacant.
My title company did a title search and it's messy.
Can anybody recommend a good New Jersey attorney who works with investors and can negotiate/clear title issues?
Thanks

I did not buy that house. But if I ever had an oil tank issue I would contact Mike at Demaio's
These guys really take time to explain everything and lay out all the scenarios. Very affordable too, the best customer service/explanations I got while doing my research.
Good luck

One more question how would I set it up if I decide to owner finance the house? Let's say I never put it to MLS and I just put a few hand written signs around the property. I am getting 10% down payment and payments for 30 years.
No buyer's agent, no listing agent, no real estate offices involved. Do I have to pay my office and how would I set it up?
I am not making this money on closing day. For Example if I would pay my broker % on full price and end up foreclosing in 3 years then it would not be fair to me.
Thanks for your comments
Thanks

Thank you for writing your answers here.
I like my broker and office I work at. I am here for longterm business and I am not trying to cut nobody out. I reached out to my office manager to discuss in more details.
Thanks again

Hey,
I am an agent and I am selling my own property. I am thinking to offer 3% to buyer's agent, but mark 0% to listing agent in Exclusive Right to Sell Listing Agreement. I am working in a bigger real estate office and always have to give one copy of listing agreement to my broker of record.
My question is, HOW COMMON IS THIS? Anybody else doing it?
I renovate many houses every year and would like to save when selling. I am not sure how brokers look at it, since once house is fixed and resold commission is much better than when buying.
Thanks

@David Weintraub Thank you for your contact. Do you know is Joe specialized in foreclosures or he deals with all real estate related law?
