Through my advertisements I found this homerun deal. It was an 3/2 1800sf SFR inherited property. The house was a few payments behind on the mortgage and seller had some medical issues and needed to be cashed out. There was only $40k left on the mortgage and the homes ARV was close to $200k. The house was in deacent shape and needed upgrading and minimal repairs,(estimated at $30k). I had sat down with her and talked about her plans and what she needed. I had ran my numbers and came up with $80k as a purchase price. We talked for a bit more after makong my offer, and she verbaly agreed to selling the home for $80k cash. Not being prepaired I did not have any contracts on me at the time. So I told her I will have one drawn up and she can sign it later that day. Little did I know she had another appointment for showing the house. The guy came with a higher offer, and she signed his contract right there on the spot.

If I would have had a contract on me at the time I could be looking at a nice payday. So moral of the story is be prepared at all times, you never know what you might need until you need it

@adam slipher. Thats a great idea to advertise on the bus. That gets great exposure, plus its a bigger target for people to see. More leads, equal potential deals. As investors in competative markets, we have to find cost efficient ways to get the phone ringing.

Thanks. I try different things. If one method doesnt work, i try another. Experiment and see what works in your market.

@Mindy Jensen, it was a helpful tip that saved me from a ticket.

What I initially did is I bought window paint from the store and put my message on my windows while I shopped around for a place to do the decals. I have had the paint on for a while and has withstood some harsh rain. Message is still intact. I found a local place that will do similar font size and cover the same amount of windows for $150.00. That is on order and will be ready in a few days. They are stick on decals, and they have some color added to it. They say they will need my car for the day to size and place everything on. I have never had any problems with the police.

It gets good and bad attention. But I believe any attention is good. I have had a few prank calls. I once got a call from someone driving behind me to tell me my tail light was out. I don't mind representing my business and what I do. I like it, because I know the right person will see it and that will be an opportunity that could be life changing.  

That's funny. I saw the post topic and had to click it. Thought it was going to be something completely different. Glad you guys can keep a sense of humor on the job site. Makes for a fun environment. This post made my day. Who wouldn't choose the deluxe version.

A few weeks ago i decided to put advertisements on my vehicle. I drive an SUV and all of the back widows have a decal. As I am on the road all day every day (250+ miles daily). I figured being out on the road that much I should use my car as advertisement. I put decals on my windows saying: "We Buy Houses Cash","Unwanted Properties", "2nd Mortgage", "I Have Cash And Want To Buy Your House", and my number.

While having this I get constant attention while driving, be parked or even the fast food window. I have had contractors and other investors stop me on the road to network with me. I had one guy call me while driving needing to sell his house that had fire damage. Turns out he has three other properties he would like to sell as well. I am currently working on putting that deal together. I also had a lady stop me at the mall who inherited a property with back payments. She wants to sell and be cashed out. I will be going to see her property this week.

The moral of my post is don't be afraid to advertise everywhere you go. I am liking the results and looking forward to closing these deals and the many more to come.

Hey, Angela. Having a real estate license is a compliment to this industry. You have access to all of the listed inventory. You are privey to market information and trends. You will also save on commissions. When investing, you have to disclose that you are licensed. You can start working with other investors who are buying. That should give you some seasoning. As to wholesaling, there is a lot of content in the site that will guide you from start to finish. Hope this was helpful.

Hey, Jim. The real question would be, what is your short term/long term goal for the outcome of this project? If you build spec homes you will be able to cash out in few months once everything is built and sold. Giving you a quicker return on your money. On the other hand, if you are to build as a rental property/properties you will have passive rental income leading to long term wealth. In my opinion multi famliy gives you many doors under one roof. It is a littlw more manageble than having multiple houses/locations to maitain.

You can try going through some of the material here on the site. The podcast, the reading, and webimars are all helpful. Network on the site, ask questions and get involved. Look at homes in your area to get a feel for what your market is like. Now you can go to your internship, seasoned.
