@Adrian Smude I do hope to run into you at one of them. I like to try to attend 4-6 new ones a month. Which ones do you frequent? What are you currently focusing on?

Having invested personally and working daily in this market; Tampa has a lot of potential and an untapped area for investors. @Becky Rodriguez Hello, and welcome to the community. Yes, there are plenty of groups out there allocated to investors. There is the TBREIA, SREIA and many others. Try looking on meetup.com and you can find lists of groups that meetup in different areas, days and times. I do hope to run into each other at one of them. Best of luck...

@Tynessa Franks, there is a decent inventory of SFR multi-units. There are communities that cater to the buy and hold strategy. It may seem as if the Tampa area is busy; but being on the streets daily; only a fraction of the market has been touched. Lots of opportunity for fix and flips and buy and holds. @Joseph Mceneaney First, congratulations for making the decision to get involved. The next step would be to take the action to do so. I must say the Tampa area is a great market for a vacation home. I have been in the Tampa area now for two years, coming from Orlando. The market is very different. There is a lot of buy and hold potential here in Tampa. A perk is your just minutes from the beach, and within close proximity of Central and South FL. Just my opinion. Best of luck to your endeavors.

@Alex Balan You have the right idea looking around the corner for deals. The Tampa market is very hot right now. I see plenty of properties under $100k that cash flow on the higher end. I just picked up one for $60,000, put $17,000 into repairs. Now it rents for $1,100 mo; with an ARV of $140,000. I see deals like this all the time. The properties are out there, you just have to keep your eyes open for these deals. Keep us posted on what you find out there.
