Let me know how you do it. I have heard that if you have a good deal, money will follow... I'm curious about how you do.

Wow. But doesn't the mortgage remain the same? I transferred into the LLC with a quit claim and the mortgage remains the same. Haven't had any trouble so far. If it is so bad, why do real estate attorneys and CPAs mention doing it?

I've heard others using a 401k loan. Worked out good for them. I used my 401k without taking a loan and I wish I would've used that Maine sooner. Turned a 1% return from 401k into about 20% return after buying a. House as an investment.

Sorry to jump in here, but I am trying to pursue a commercial deal for a 5-plex.
Never worked with commercial properties before.... How do I find and deal with commercial lenders? Is it very different from residential lenders?

I am looking at a 5-plex and ran the financial numbers that I was given and it seems to be 25% Cap rate. Going to try talking to a local lender and asking for commercial loan. I have only dealt with residential, so I am paying attention to your experience.
Any suggestions on commercial loans that I need to be aware of?
