Thanks. My wife is a stickler for the yard. We didn't list that, except for the last months mowing, which we agreed to do by the lease.

I am wondering about the 400 block area of S. Arlington street in Indianapolis. Is this in a 'B' or 'C' area or a war zone?

J Massey made a good point that people collect business cards and put them away in a drawer and never look at them again. I can relate - I must have 50 or more that I have collected and never looked at them after they handed to me.

I had someone add mulch and clean gutters. I'm not sure if I should hold that charge from tenants deposit. There wasn't mention of landscaping in the lease. What do you think?

sorry, I meant 6% of the down payment. I don't have the full down payment. I hate to walk away, but the cap rate is 16% and there are some value added things I can do. Rents haven't been raised in years and are 30% below market.

I have decided to make an offer on a 5-Plex. Since I have never delt with commercial properties I am not sure how to structure the deal, or if it would be acceptable for the seller to help me with the down payment. I would like him to pay 60%, possibly in the form of a loan. Is there any preferred method of doing that or do we have that written up in the offer for a second for $xxx over 12 months at x% interest. And if so, will lenders be ok with that?

I did not get make that trip. Two days before I was to leave I ended up in the hospital. We are planning to go there soon, hopefully. We will schedule another date for that meeting.
