I am currently working on purchasing a 3/1 Townhouse at a large discount with a investment loan with a 15 year fix. I plan on fixing it up and rent it out, then Refinance for a 30 year fix and of course enough to purchase another property to conduct the BRRR. How does the process work of Refinancing work? I understand you need a appraisal at some point, and the lender can usually give 60-80% of that value, but how does it work though. Do i just go to a lender after the appraisal and reno and say I want to Refinance this place? Also what if i bought it with just cash? Can I still Refi?

Jason White yeah I talked to my broker about it, already had multiple offers , and it's cash only. I wasn't fast enough, and I don't have enough cash for it. Thanks for you info though, really appreciate it

Hello BP,

I am currently looking at a property that just had its price reduced because of a foreclosure. Its listed right now for $64,900 on MLS. and properties for sale in the neighborhood range between 140k-210k for around the same size.

# Bedrooms: 3
# Bathrooms: 2
Approx SQFT: 1,128
Year Built: 1971
Subdivision: 
Pool - Private:
Approx Lot SqFt: 6,273
Cumulative DOM:
# of Interior Levels: 1

Problem is, this place has fire damage, and I haven't seen the inside. I was wondering if you flippers out there could give me a ball park estimate of that the renovation would cost, lowest with minimal damage, and high with most damage.  Or if you even think its worth. This would be my first project.

Corey Rowell the PITI is the sum of the mortgage payments right? And if so what if the seller made a terrible purchase. Wouldn't that affect the market value if you looked at it like that?

@Nehemias Ponce Welcome to BP, And yes the heat is death right now. What was it ,like 118 this past weekend? I am just barely getting my feet wet in the REI world and I'm also interested in buy and hold single family to multifamily homes, would definitely love to connect with you and bounce some ideas back in forth.
