The personal life question is always a hard one to answer. I had a basketball coach who always use to say "The kids in (Insert city name here) are working harder than you, do you think they're taking today off?"
There is always someone who's working harder than you but if you don't have the same goals then it doesn't matter. I know plenty of people who have acquired hundreds of units, retired from their full time job at 65 and now are living on the cash flow. They structured their life where they could close deals easily and they knew the right people to give them deals. Meeting friends that you can help out and they can help you goes a long way.

How are you finding your deals? Reaching out to the big wholesalers in your area tend to provide deals better than MLS prices as long as you can close quickly

If no one from your area responds here I'd google "real estate attorney City" contact them or find a local hard money lender to speak with. They usually have good connections and a lot of times work with wholesalers directly. The best contracts tend to be state specific in my opinion.

@Kate B. I would imagine most banks would lend on that assuming it's a good deal, I'd start a conversation with your lender on your short term rentals and see what they offer. Just watch out for a "seasoning period" these tend to be things people don't take into account.
