@Quinton Lantier why don't you ask for another walk through & this time bring a buyer (that you've closed with & comfortable with) that you "think" may want this deal. After the both of you walk it, give him your number and see if he can meet that price and the timetable. If so, lock the property up and commence to closing. If you don't have a buyer you can do this with, WALK!

@Omer Husain digital currency, & blockchain ARE NOT the same! I see people use "xxxcoin"  and blockchain interchangeably as if they are the same. they are connected but not the same. If all digital currencies lose all of their value and bellyup, blockchain technology will still exist and continue to grow.  

I guess because of my day job, I look at digital currencies a lot different than most people. I see what most people will never see or hear (ie. Dark Web), except maybe on a news story here and there.  As for me, I would invest in companies that are utilizing blockchain technology, but I won't be "investing"in the digital currencies. I guess it's like being a city food inspector and you know what restaurants you aren't going to eat at, even though everybody is raving about how good the restaurant and food is. I've come across rape, murder, child porn, kidnappings all facilitated, anonymously because of digital currency. And this was well before the big takeoff over the last 18 mos.

BTW - "The other guy is right, if you had stuck with it you’d be a very wealthy guy like tons of others have." --actually if I wanted to be wealthy via digital currencies, I know how to "acquire" them without investing or mining, but it would be at the expense of a lot of individuals. >; -)

@Jeffrey Holst regarding offline wallets, what is your definition of "extremely safe"? Sorry I'm that food inspector guy, they are much SAFER, than online storing.!  They are relatively more safer though!

Tiara, are you looking for motivated sellers  or are you looking for properties for yourself to rehab? Either one, you can find them both (sellers & properties) on CL. You have to be diligent night & day to look. As far as what type of ad to "invite sellers", just go on CL and look & copy with your own info. In fact look at different ads in different city and states to get a feel of what you may like. There is no trademark or copyright infringements on copying someone else's ad and adding your own touch.

@Andrew Johnson I've seen that more than i would like. I've even tried to educate some "wholesalers" that no one is going to pay you $5K more than the stated list price for the pleasure of signing a contract. Many don't seem to understand. Again this is what the hotel gurus are teaching All you supposedly have to do is: find a property on the MLS that is listed for 90+ days, with realtor remarks of "needs work", "selling as is", "investor special",..blah, blah.

These individuals are going to teach you how to find off-market properties,.....unless you upgrade from the $20K "mentoring" plan to the $50K plan.

@Jason D., well I'm not in any of those states. Assigning is totally legal where I operate. In fact, the Virginia state real estate purchase & sales contract is by default, assignable. There is no licensing requirement either. That could change, but for now there is no restrictions.

@Jeffrey Holst, sure I would have made money, wealthy is questionable. I say questionable, because I wasn't a "true believer". The "true believers" were mining in order to use the internet money at your local starbucks, library, buy drugs, pay off hitmen (I'm dead serious, pun not intended). Bitcoin was still in it's infancy then. Also if I would of mined some, I probably would of cashed out a long time ago, because who would of thought this internet money would of gone from being worth under a dollar, to tens of dollars, to hundreds of dollars, to 5 digits. Absolutely no one.

I call it a Ponzi scheme because it is all speculative. What the heck is a bitcoin/litecoin/Dogcoin/Dr.DreCoin, etc?? There is no underlying asset that makes them worth $1 or $10,000 other than speculation. Sure stocks go up & and down on speculation, BUT, BUT there is an underlying asset that has REAL WORLD VALUE. I see the game right now is who can get in & get out, before the bottom falls out.

Sure there are people becoming wealthy, BUT I see people also losing there wealth via a hacker's key stroke. I wouldn't trust these exchanges or the majority of these software/hardware wallets to secure my so called investments. Real banks & Investment firms have cyber security that is hundreds time more secure than the majority of these crypto exchanges out here.

@Juan Santiago, no disrespect, but the value you bring to the table for a cash buyer/investor is that you YOURSELF find off-market properties. Every experienced investor has at least one Realtor that they work with. Why would they "buy" from you, when their own Realtor can submit offers for them? Also those books are put out by the Hotel Gurus or wanna-be gurus. None of them are really teaching you how to use DM, use Google/Facebook ads, prospecting or are they?!? 

I would say most Investor friendly Realtors don't want to work with a wholesaler unless there is some value that you yourself bring to the table for them! @Jerryll Noorden has something of value to offer his Realtor - he has a ton of leads that don't fit his business model which he can pass of to her.

There are some great articles on here on how to actually wholesale. Read all the articles on what @Christopher Phillips mentioned. Also listen to the podcasts of interviews with wholesalers. Putting MLS properties under contract is not their main source of deal flow.

Regarding putting MLS properties under contract, don't you know which ones to go after? Do you have buyers lined up already?

@Jason D., wholesaling/assigning is LEGAL in every state, but every state has different rules in order to wholesale. Some states require that you are a Realtor, some states cap the number of properties you can assign, etc. I work with realtors all the time. I'm working with one, doing exactly what @Jerryll Noorden is doing. This person found me, I didn't go in search of them. I also work with Realtors the opposite way, by having off-market properties that they can offer to their clients.

BTW I didn't offer a POF to the Realtor, they know exactly what I do, nor do I tell my property sellers that "I will buy their house." They know that I will not be buying the house, but another investor will be closing on their property.
