@James Wise please tell us how you really feel. I'm glad none of the investors I've closed deals with feel that way,. Especially the many that are repeats. Else I would "feel bad" and quit after reading your post!!

@Account Closed why worry or be concerned about what others feel about the industry of "wholesaling or assigning".

Here's a tip

1) Get educated

2) Be professional

3) Be real, don't say you are going to "buy" someone's house, because you are not.

4) No need to become a realtor if you don't desire OR get one if it would help you get educated.

5) Wholesaling real estate in the DMV is not illegal. No need to worry about getting locked up, as in other states

6) Create your own deals, don't tack on a fee to another deal & try to shop it around

7) If you do #s 1-6, you won't be wasting anyone's time

@Account Closed asking questions in a forum like - " What’s the typical criteria investors look for ? What is considered a good deal for investors coming from a wholesaler? " is very generic.

Every investor has a different criteria & what THEY consider a good deal.

Let's take Baltimore, you may have an investor that only invests on the West side, or the East side, only on blocks with no board ups, on blocks with no more than 2 board ups, only on the county line if it is in the city, only wants turnkey, only wants 2-4 units, only wants small residential commercial with value add, only wants small residential that are rent ready, only flips no rentals, only if they can net 40K+ in a rehab, only 3/2 with basement, only flips on a busline, only rentals on a busline, only the county, only buys 1 deal every quarter, looking for 2 deals a month, send me everything you have, etc, etc, etc, blah, blah, blah......

What you need to focus on is to Learn how to find off-market, discounted properties. Once you understand how to find deals, then you can narrow your focus to determine what are the deals for your buyers. Everything IMHO is irrelevant if you can't find off-market discounted properties.

@Account Closed you are WAY TO OVER the top with your analysis of things. LOL. You really need a business only set of rules for your rental business. You are not a social worker & it's not your job to help them get ahead, just to provide a safe & clean place to live. If they can't abide by your rules, then out they are.

For instance, I have a colleague that has 10+ rentals. If he doesn't have rent COB 1st of the month, he immediately is at the court house starting proceedings to evict. He doesn't listen to any of the sad stories, if he doesn't have rent he evicts. Once his tenants realized he was like this, he doesn't have any trouble collecting rent,...on time or with a late fee. He doesn't get into their personal lives nor tries to analyze their life. He has a set of rules that he follows & doesn't veer from it.

I realize your are young, but you need some rental business guidelines for dealing with tenants, else they will be telling you what to do.

@Account Closed, you have a tenant that has told you she has attempted suicide in your own place?!? You have a problem. That's a cry for help! While talking to your lawyer, you need to bring this up. Being around law enforcement agents, this is not a joke or something to be just dismissed. I'm not saying your are legally liable for anything, but I'm sure you don't want to have to be doing some dead body cleanup in your personal residence. Imagine her roommate, the rude one, goes on vacation & she is left by herself and decides to off herself. Body sitting there in that 90 degree  heat for a week!!! I don't know how long dead bodies take to explode when they are left in the heat, but I hope you get the picture.

@Christian Callaway start attending some of the local REIA/Meetups. You didn't mention what part of MD you are in, I'm located in Southern MD, but wholesale in the NoVA/DC/Balt areas.

Finding buyers is easy, your business is dependent on finding off-market wholesale property.

@Chrissy Parsons, how do I find sellers,.. MARKETING! I do direct mail & I have my motivated seller website. I've been doing a ton of co-wholesaling this year or either I've been selling unwanted properties of investors that know I'm a wholesaler and don't want to sell via a realtor.

@Morgan Klein I hadn't even thought of no vaping clause, but I have a no smoking clause. Guess what, the tenant smoked in the house ANYWAY!!!

House has that subtle but strong residue of smoke in the air!!!

Does anybody have a solution of getting smoke out of walls or ceilings?!?! HELP!!

@Victor Mercado, first welcome. Assigning contracts is LEGAL in every state!! What you need to find out is, HOW TO DO IT LEGALLY. Some states may require you to be a Realtor, other states may place a cap on the # of assignment deals you can do, etc. The question is not IF it's legal, but how to do it legally in your state.

You need to do tons of research in any aspect of real estate investing. One of the best ways is to actually network with individuals, face to face. Therefore I would suggest you go to your local REI meetings and start introducing yourself, that's where you will meet other wholesalers in your area.
