@Shakia Morrison network with wholesalers and cash buyers in your area, & find out who they use & their opinions of them. Go to a local REI meeting to network. You should have a few title companies to use in one evening.

If you are going to buy properties to rehab or fix & rent, then you are just buying properties. Do you mean you will be buying properties from wholesalers?

You don't necessarily need a real estate attorney involved to buy a property, unless maybe to draft your documents.

Easy way to find a title company is to go to a few REI meetings in your area and network.

Last time I checked mortgage companies only give 30yr mortgages to owner occupied residences. To get around that you can house hack or buy a 2-4 unit multi.

Nah, I don't do business on the Left Coast, but that is part of my business model, for seller leads & buyers.

The phone is so much better than snail mail, at least for me it has.

 Wholesaling isn’t likely the best place to start in SoCal. It takes big budget marketing and most leads are best suited as listings currently.

 No, please don't do it in Houston.  I already get 10000000000 letters a month "We want to buy your house cash!".  I don't need any more. 

 Cody now that the direct mail is saturated in so many markets.. I now get robo called and just had one an hour ago here in Vegas were I have some inventory.  Of course I called back and no one answered and no return phone call yet..  when I get a little bored I will call a yellow letter. and pretty much no one answers and maybe 1 in 5 even call back after I leave my information.

also in Cleveland there are few companies that have hired VA;s to phone folks to add to their list. was getting one of those every hour.. so they are doing a good job they figure out who pays cash then they skip trace and somehow end up with my cell number.. UGH.

But I got to hand to them for effort.. snail mail compared to the phone.. phone is far more affective although when I ran my telemarking arm for my timber business I hand selected who got on the phone and paid for top help.. CLOSERS VA bless there heart are just trying to make a living but they are too clunky on the phone in my mind to really get much done.

We have neighbor that has a Cane Corso. You are very lucky your husband wasn't killed. They only walk the dog at night, after 9:00pm or in the middle of the day when children aren't around. 

Get that renter out of there, no matter the expense,..which is probably a couple thousand, at least where I live.

@Chris Roush , the ones I've dealt with are shady, don't know ARVs, wholesale price is really just a slightly lower retail price, don't return phone calls in a timely manner, can't be bothered if they can't get a certain fee. Oh I'm sorry, I thought you asked should you buy from a Realtor! LOL

There are terrible realtors just like there are terrible wholesalers/assigners. If I was you, I would learn how to analyze deals.....which takes time!

Your best bet is probably getting on several wholesalers list and see what is out there that is off market. If you get yourself a proof of funds, then you can go and visit the properties and take a look at them. You don't have to buy, but most wholesalers won't give you the time of day, if you don't have proof of funds, just like a Realtor.

If a deal fits your criteria, then it doesn't matter whom you purchased through.

That being said, most wholesale deals are CASH/Hard, Private money & not traditional bank financing. You can still take my advice about  visiting the properties so you can get a feel of your market place & also see which wholesalers in your market are sending out good properties. You don't need a bank for a seller financed deal, & if you have a 20% down payment, then more than likely you have your money for the assignment fee on one of those type deals.

Due your OWN due diligence on everyone, until you have a dependable team. Having a license doesn't make a person legitimate. Many licensed realtors that I've run into, don't know squat about investing, although they tell you they do. They only know the retail market,..if that. They sell one house to a client with some money, whom wants to be a landlord & they think they know investing.

Be wary, but be wary of everyone because you are a beginner.

@Nicole M Beasley why not wholesale in your own backyard?!?! Wholesaling is simple, but not easy. Why complicate it further by doing it virtually, before you've done it face to face.

@Patrick Philip, you need to connect with more HML in our area or even private lenders. Start with asking the wholesalers that you know, if they recommend any lenders.

@David Hines I noticed that you used the word "worth" in your last 2 posts. I do believe it is the Realtors/Brokers responsibility to show a homeowner what their property is "worth". An investor is looking to buy based on THEIR OWN CRITERIA!! I'm not representing a seller, nor do I tell the property owner that I am buying their property.  I'm a wholesaler that does disclose what I do. I tell the MOTIVATED SELLER, that one of my investors will be buying your property. I also give them several options to choose from in order for our investors to purchase their property: wholesaler price; seller finance option; lease puchase option.

Worth is really irrelevant, since I'm not buying thier house to live in nor neither are my investors. Nor do I try to strong arm a deal. I usually get the seller to give me their price for thier property & work with that, a big thank you to @Michael Quarles for that technique.
