@Rumen Mladenov I really appreciate that advice! I have noticed the few spammers of those ads on Craigslist as of recent. I've also noticed some signage. I've had a few ideas to try to seperate myself a bit from that common mold. I also have planned on adjusting my strategy for targeting sellers that I know most aren't keen on. I'll add you to my colleges, thank you again!

Hello again BP!

I'm a new wholesaler and I'm looking to get a mentor. I'm looking at sending my first direct mail out this next week and I would like to be able to have someone who can walk me through the process of evaluating a property with more construction knowledge than me. im looking especially in the new castle county Delaware area if possible.

That is certainly something to think about! I've also agreed with the condolences not belonging in the mail I send. I personally would trash those postcards/flyers with a message like that. 

As far as the picture, it was a rushed one. I didn't have many good ones. I will work on that though.

Hello all! 

I'm a new wholesaler looking for some advice.  So far I've been writing letters to probate leads by hand. I'm starting up my direct mail and I'm looking to know if it's better to research the properties im finding from bulk lists or if I should just send them out to the full list and do research on the properties that I get a call back from. 

Any advice on this would be greatly appreciated!

Hello Delawareans! 

I'm a newer Wholesaler in the Delaware area. I've been looking for experienced rehabbers to work with and possibly shadow on a deal or two so that I can get my knowledge to get my first flip.
