If it's a property management company that is worth anything, they will have a website. If you google the phone number they give, it should pick up the website. If it's an apartment it's a lot easier than a SFR but the same rules should apply. Google the number and see what you can research. If it seemed to check out so far I would just ask who the owner of the property is and match it up with the county data base. At this point is should be clear which are real and who isn't.

Hello there! I'd first recommend finding a local REIA. If your goal is to flip properties, you need to know the market and the players. You could find an experienced flipper there and simply ask to help them any way you can. Become an asset to them. You'll gain a lot of knowledge. As far as the money, I'd say do wholesaling first or at least learn how to market to find a deal. There is Not a way to get into real estate without any investment. That investment is either going to be money, experience or sweat equity. If you can find some deals and wholesale them to other investors, you'll know what a good deal will look like and become more valuable in your market. On top of all that, bigger pockets even published a book on how to get into real estate with no and low money down. I would say that is a MUST read in your case. Best of luck

It's not currently that I know of. I can look into it. I've got a small videography background so I might offer to tape it if the powers that be allow me to do so. I'll get back to you on that!

If you've lived anywhere with an address attached to it, you've received some kind of advertising. Most of these ads are garbage; Coupons for groceries that you don't purchase, restaurants you don't eat at, etc. What most recently caught my eye was a roofing company advertisement. I'm sure I've gotten this one many before without paying any mention to it. However, There are surely some people needing this service who DO look at it. This one specifically said "financing available". Which was a critical part to all this. These could be your next leads to properties who need work that the owner can't pay for!

By doing a little research, I found a few in my area that do also offer financing. I have picked out the top 5 that offer the best financing and have great reviews online. It's important that you review their business carefully to make sure you aren't going to put yourself in a situation that could cost your reputation. Within a few calls, I was able to get a couple people who were willing to pass on my number to any homeowners that couldn't afford or finance a big repair. They did this because they know that they will keep the business in house rather than losing it. This is a win because I will have fairly motivated leads without any marketing dollars of my own being spent. 

This is also great for newbies because it will automatically give you more credibility because your reference will come from an established company. A word of caution would be to never use these leads and take the business from the company you took them from. That will quickly ruin your relationship with that company and possibly others just from word of mouth.

Skip tracing can be a huge tool in many ways. As investors, we often find a absentee owner who may be hard to reach by traditional records. I recently used these tools to locate a person who has recently moved and I can't stand getting their mail anymore!

First, I'd like to say that there are paid options to get these results faster. I'm not one to pay out when I don't have to. These are going to be how to do it for free just using a few websites. These are the websites and why they are useful. 


-Google 

If you haven't used google for something in the last week, you might have just got from under a rock or off a vacation. Skip tracing sellers can be just as easy. If you have the name and property address simply put that into google (avoid the top advertising links because most of those will be pay to search).

-WhitePages

This is another free source where you can find a seller. Simply fill in the info it asks you for, and it will pull up what it has. Often times you can get some results for free and they have some paid options as well. 

-SKIPEASE.COM

This one I actually found while writing this article. I haven't used it yet, however I've used many of the tools it has on there to do a personal search. This website should be a first step in my opinion; However since I haven't personally tested it out, I'll put it lower on this list.

-Facebook

This isn't my favorite, because the information can be very outdated just on how frequently people will update their "about me" Sections. Which isn't much!

As we all know, 

Social media is a HUGE part of our lives now. The amount of time we all spend, as a collective, on social media sites or apps is a large amount. I've been reading and listening to a lot of podcasts and other media by Gary V. He is a huge proponent of getting your brand out there. This post is mainly geared toward the more experienced professionals out there. 

If you're looking for a person to work with, specifically a wholesaler, would their social media presence be a greater value to you? I.E. If I search #DEWholesaling or #DEWholesale, there is NO results on Instagram. If someone would be able to use their hashtag marketing to push their own brand, would that be someone that you would want to work with more or less?
