I believe the tenant would pay $3.99 to make a cash payment at these locations but is free for you. From my experience it is usually a bit cheaper than getting a money order.

I think this was mentioned earlier but I would suggest looking at Paynearme. The tenants can make cash payments at CVS, 7-11 ect.

From my experience most companies that are looking into property management software expect it to handle accounting for the properties. Building your own tech stack for a growing company sometimes creates bottlenecks in the future. I know Appfolio, Rentmanager, and Buildium all provide marketing/leasing tools but I don't think it would be a stand alone product.

If you are a property manager I would recommend setting up something like buildium to run your business. For a small owner/operator cozy would be a great option for collecting online payments.

I would recommend Appfolio if you are tracking CAM but if I had to pick a second option I would take a look at Yardi Breeze. It doesn't look like they have a portfolio minimum.

I work with a ton of MHP communities and Paynearme is the way to go. I would see if you have any local CVS or 7-11 in the area.

I personally wouldn't recommend Appfolio unless you had 50+ units. It is typically geared towards larger portfolios and the price point may be a bit high.

I personally wouldn't recommend Appfolio for a portfolio of your size. I think finding a free or inexpensive task management app might be best.

I personally would raise the rents $50 now and maybe another $50 every other year until you are closer to market rent. The reason they have stayed so long might be because it is so far below market value.
