I have seen companies set this up a few ways. If your owner wants reporting broken down by street then you would have to set them up as SFR with property groups for each street. I think majority would just set it up as a MFR property.

@Courtney Duong I would recommend either Appfolio or Yardi Voyager if you are managing NNN leases and needing a system to track and reconcile CAM.

It might make sense to look into Appfolio or Buildium if you plan on expanding. It may be easier than piecing together your own system. I know Appfolio had a maintenance contact center.

I work with landlords all over the country and majority of them have a few condos in their portfolio. Most of them love the limited exterior maintenance to worry about. I would just recommend walking the complex and make sure the association is doing a good job. It sounds like the number work!

I think Buildium would be a great choice for a small portfolio but Appfolio might be worth looking into if you are over 50 units.

I think you could potentially work out a deal with no down payment but it may stack the odds against you. You would have to pay back your family, have a higher mortgage payment, and in most cases get stuck with PMI (mortgage insurance) unless you have 20% down. I recommend saving every penny and try to get a home on an FHA loan (3% down) unless you can somehow get 20%.

I think the software you choose depends largely on how many units you will be managing. I think Cozy and NestEgg would work well for a few units, buildium for 20+ and Appfolio for 50+.

Appfolio should be able to handle retail, industrial, office, and flex space without any issues. I think the only other software that handles commercial well would be Yardi Voyager.

Appfolio is a property based accounting platform which means all income and expense must be tied to a property. You can pay your owners, do 1099s, ect. I have seen some people set up a "corporate property" in order to track income and expense of their company. You can dm me if you have any questions about it.
